Design of a Three-Story Single-Family House in Asenovgrad

The project involves the design of a three-story single-family house in Asenovgrad. The building is free-standing within the property, according to the planning permit. Vehicle and pedestrian access is from the northwest, facing the street. Two outdoor parking spaces are planned within the plot, along with a garage for four cars.

The building consists of three above-ground floors, connected by a monolithic staircase illuminated by a facade window.

On elevation ±0.00, the layout includes: an entrance hall, a living room with kitchenette, guest bedroom with private bathroom, separate toilet, hobby room, garage for four vehicles, two storage rooms accessible from the garage, a partially covered veranda accessible from the living room and hobby room, and a staircase to elevation +3.30.

At elevation +3.30, there are four bedrooms, each with a private bathroom and terrace, a walk-in closet for one of the bedrooms, a shared storage room, a laundry room, and a technical room.

At elevation +6.60, the floor plan includes a relaxation area, fitness room, office, and toilet.

The building’s load-bearing structure is monolithic reinforced concrete. The external walls are made of 25 cm brick masonry with exterior thermal insulation. Thermal bridges will be insulated with exterior thermal materials applied to both the concrete structure and masonry. Interior partition walls are 12 cm and 25 cm thick brick masonry.

The roof is mono-pitched, with hydro- and thermal insulation. Drainage is achieved via concealed downpipes.

Heating will be provided by individual household electric appliances.

The facades are thermally insulated and finished with white and grey plaster and partial composite panel cladding (type “Etalbond”). The window frames are PVC with 6-chamber profiles, foil-coated in RAL 7016 color, and double glazing with low-emission glass.

The project also includes an outdoor swimming pool with a volume of 48.00 m³ under a separate plan.
