Design of a Three-Story Single-Family House with Garage and Pool in Asenovgrad

The subject of the project is a three-story single-family house located in Asenovgrad. The building is freestanding on the property, according to the issued design visa. Vehicle and pedestrian access is provided from the southwest, facing the street. Two outdoor parking spaces and a garage for two cars are planned within the property boundaries.

The building consists of three above-ground floors, connected by a monolithic staircase illuminated by the façade.

At elevation ±0.00, the layout includes: corridor, entrance hall, living room with kitchenette, bathroom, bedroom, walk-in closet, en-suite bathroom, anteroom, guest toilet, and a terrace accessible from the living room, bedroom, and closet. Stairs connect this level to elevations -3.50 and +3.50.

At elevation -3.50, the design includes: corridor, storage room, living room with kitchenette, laundry room, two bedrooms, two walk-in closets, two bathrooms, and access to a veranda from the living room, bedrooms, and laundry.

At elevation +3.50 are a fitness room, corridor, bathroom, and terrace.

The building’s load-bearing structure is monolithic reinforced concrete. External walls are constructed of 25 cm thick brick masonry with efficient thermal insulation installed externally. Thermal bridges will be insulated with materials applied externally to both the concrete structure and masonry walls. Interior partition walls are 12 cm and 25 cm thick brick.

The roof is mono-pitched, with both waterproofing and thermal insulation. Drainage is handled by hidden façade downpipes.

The façades are thermally insulated and finished with white plaster and partially clad with composite façade panels (type "Etalbond"). The window frames are PVC, 6-chamber profile, foil-coated in RAL 7016 color, with double glazing (white float low-emission Ka-glass).

The project also includes an outdoor swimming pool with a volume of 64.80 m³, developed under a separate plan.
