Project for a Two-Storey Single-Family House with Veranda and Thermal Insulation in Mihailovo, Bankya District, Sofia Municipality

The project concerns a two-storey single-family house in Mihailovo district, Bankya, Sofia Municipality. The house is freely positioned on the plot in accordance with the development visa. Vehicular and pedestrian access is from the south, facing the street. One open parking space is planned within the boundaries of the property.

The building consists of two above-ground floors without a basement, served by a double-flight monolithic staircase lit from the façade.

At elevation ±0.00, the ground floor includes: entrance hall, corridor, toilet, storage room, living room with kitchen, and covered veranda accessible from the living room. The staircase leads to elevation +2.80.

At elevation +2.80, the upper floor comprises three bedrooms, corridor, terrace accessible from two bedrooms, and two bathrooms.

The load-bearing structure is monolithic reinforced concrete.
The external walls are made of 25 cm Wienerberger ceramic bricks with external thermal insulation. Thermal bridges are treated with insulation applied externally to the concrete structure and walls. Internal partition walls are 12 cm and 25 cm thick, also of Wienerberger bricks.

The roof is multi-pitched, waterproofed and thermally insulated, covered with Tondach “Mediterranean” ceramic tiles in antique terracotta color. Drainage is solved with visible seamless gutters with polyester coating in black, with downpipes mounted externally on the façade.

The façades are thermally insulated and finished with two colors of plaster (white and brown), partially clad with natural Vratsa limestone. Windows are PVC (6-chamber profile, one-sided foil in RAL 7016) with double glazing of white float low-emission K-glass.
