Project for a Three-Storey Residential Building with Three Apartments in Dolni Voden, Asenovgrad Municipality

The project concerns a three-storey residential building in the Dolni Voden neighbourhood, Asenovgrad Municipality, Plovdiv Region. The building is freely situated on the plot in accordance with the development visa. The vehicular and pedestrian access is from the northwest, adjacent to the street. Three open-air parking spaces are planned within the boundaries of the plot.

The building consists of three above-ground floors without a basement, served by a double-flight monolithic staircase, illuminated from the northwest and northeast. The entrance is located on the northwest façade, facing the street.

At elevation ±0.00, the ground floor includes an entrance vestibule and one residential unit – Apartment No. 1
Apartment No. 1 (Built-up Area: 85.50 sq.m) comprises an entrance hall, storage under the stairs, two bedrooms, bathroom, living room with kitchenette, and veranda.

At elevation +2.80, there is one residential unit – Apartment No. 2
Apartment No. 2 (Built-up Area: 115.20 sq.m) includes an entrance hall, landing terrace, bedroom with terrace, second bedroom with shared terrace, living room with kitchenette and terrace, bathroom, WC, and storage.

At elevation +5.60, there is one residential unit – Apartment No. 3
Apartment No. 3 (Built-up Area: 115.20 sq.m) mirrors the layout of Apartment No. 2.

The load-bearing structure is monolithic reinforced concrete.
The external walls are made of 25 cm thick ceramic bricks with external thermal insulation. Thermal bridges are treated with external insulation applied over the reinforced concrete frame and walls. Internal partition walls are made of 12 cm and 25 cm thick masonry.

The roof is four-sloped, covered with Tondach “Mediterranean” dark brown ceramic tiles. Drainage is solved with visible PVC cornice-type gutters and downpipes fixed externally to the façade.

The façades are thermally insulated and treated with two types of plaster, partially clad with Vratsa limestone. The window frames are PVC (6-chamber profile, one-sided foil in RAL 7016) with double glazing using white float low-emission K-glass.
