Garment Factory with Office Area and Production Facilities in Asenovgrad

The subject of this project is a “Garment Factory with Office Area” located in Asenovgrad, Bulgaria. The building is freestanding within the property but adjoins an existing building on the same plot via a shared wall, in compliance with the regulatory setbacks and design visa. Vehicle and pedestrian access is from the northeast. Parking is provided with an open lot for 18 cars.

The building is two stories high and has no basement. On the ground floor (±0.00) there are production facilities with weaving machines, a raw materials warehouse, a finished goods warehouse, a staircase to the production floor, a separate staircase to the office area with its own entrances and natural lighting from the north and south respectively, men's and women's restrooms with vestibules, a restroom for people with disabilities, and an elevator.

On the second floor (+5.10) there are a sewing and cutting room, a women’s rest room with bathroom, a technical room, designer offices, a break room, a women’s locker room with two showers, a men’s locker room with shower and WC, women’s toilets with vestibule, two offices, a conference room, restrooms with vestibule, and a terrace.

The structural system is mixed: reinforced concrete up to +5.10 and a steel structure from +5.10 to the roof. The external walls are made of 10 cm thick sandwich panels with thermal insulation. Interior partition walls are made of drywall with the necessary fire protection. The roof is pitched, covered with 10 cm thick sandwich roof panels. The steel structure is protected with drywall cladding. The facades are finished with 10 cm thick sandwich panels in RAL 7040 color. The window frames are made of PVC in RAL 7040, and parts of the facade are clad with composite Etalbond panels in RAL 7021 and white.
