Cultural and Recreational Spiritual Center with Accommodation, SPA Facilities and Retreat Bungalows in Borovo Village

This technical investment project is developed for the Cultural and Recreational Center "Forestina Spiritual Center" located in the village of Borovo, Municipality of Laki, Plovdiv Region.

The development originates from the vision and professional background of the investor, Mirela Lazarova, who is an astrologer, astro-psychologist, certified sound therapist, laughter yoga instructor, Reiki therapist, and wellness practitioner. The concept was inspired by her professional experience and personal connection to the region, leading to the creation of a unique place where spiritual practices, personal development, and the richness of nature are combined. The center is planned to operate seasonally, accommodating organized groups of up to 14 visitors and 5 staff members.

According to the investor's requirements, the project includes a main building containing a reception area, a living-room-style relaxation space with lounge furniture and multimedia presentation capabilities, a library, a private office, storage rooms, staff changing rooms, a kitchen with dining area, twelve individual guest rooms with private bathrooms, one accessible room for people with disabilities, two guest lecturer rooms, a spa area on the top floor with an open discussion terrace, and two separate bungalows intended for privacy and retreat.

According to the design visa, the building is designed as a detached structure. Vehicular access is provided from the north via the adjacent street. Twenty-five parking spaces with grass-joint paving are planned within the property, providing approximately 150% parking capacity. The staff entrance is located on the north side, while the visitor entrance is positioned on the east side where guests will arrive and be accommodated. The complex consists of one main building and two identical detached single-storey bungalows.

The main building consists of three above-ground floors and has no basement.

At elevation ±0.00, the building includes an entrance vestibule, information desk, storage room, office of Mirela Lazarova, corridors, lobby, library, men's changing room, women's changing room, event hall for meditation and therapy sessions, men's restroom, women's restroom, dining hall, several storage rooms for different food products, buffet area, kitchen, dishwashing room, waste storage room, four verandas, and a staircase core providing access to the upper floors.

At elevation +3.70, the layout includes a corridor, housekeeping room, laundry room, accessible guest room, guest lecturer suite with entrance area, bathroom and bedroom, a private apartment for Mirela Lazarova with entrance hall, bathroom, bedroom and terrace, as well as twelve themed guest rooms dedicated to the twelve zodiac signs. Each room includes a bedroom, private bathroom and terrace. In accordance with the function of the center, all guest rooms are designed for single occupancy. The staircase core includes an elevator providing access to the upper floor.

At elevation +7.40, the building includes a corridor, vestibule, men's restroom, women's restroom, storage room, Finnish sauna, steam bath, salt therapy room, technical room, and an open-air area intended for events and gatherings.

The two detached bungalows are also part of the main development and each consists of a guest room with a private bathroom and a veranda.

The bungalows utilize the same architectural language, colors and materials as the main building in order to preserve the overall visual identity of the complex. The façades are finished with gray plaster (BAUMIT 0864 - HBW 33), gray stone cladding and white Etalbond composite façade panels.

The structural system of the buildings is monolithic reinforced concrete. The external walls are constructed of 25 cm Wienerberger brick masonry with high-performance external thermal insulation. Thermal bridges are insulated externally on both the reinforced concrete structure and the enclosing walls. Internal partition walls are made of 12 cm and 25 cm Wienerberger brick masonry.

The roof structure is designed as a reinforced concrete slab with a flat roof, complete thermal and waterproof insulation, and internal drainage.

Heating and ventilation systems are designed under a separate HVAC project.

The façades are thermally insulated and finished with multiple materials and colors. White plaster (BAUMIT 0019 - HBW 89) and gray plaster (BAUMIT 0864 - HBW 33) are combined with gray natural stone cladding and Etalbond composite panels in wood-effect and white finishes. Characteristic architectural elements are emphasized with aluminum decorative fins and artificial decorative greenery on the entrance façade. Terrace railings are designed as both solid and glazed systems using tempered glass.

The windows and façade glazing are aluminum ETEM E75 systems in RAL 7011 gray color with triple glazing consisting of white float low-emission K-glass.
