Three-Storey Single-Family Residence with Garage, Swimming Pool and Fitness Area in Asenovgrad

This project has been prepared on behalf of the investor and in accordance with the Design Visa issued by the Chief Architect of the Municipality of Asenovgrad. The subject of the development is a residential building with an accessory building – garage.

The building is designed as a detached structure positioned in the southern part of the property according to the design visa. Vehicular access to the garage is provided from the south, while pedestrian access to the residential building is from the street. Parking is arranged both indoors and outdoors. A private swimming pool is also planned within the property. The terrain has a slight slope and no terracing is required.

The building consists of three above-ground floors and has no basement. The main entrance is located at elevation ±0.00.At elevation ±0.00, the layout includes a garage positioned at elevation -0.05, a corridor, staircase, toilet, bedroom with private bathroom and access to a veranda, as well as an open-plan living room, kitchen, and dining area with access to two verandas. At elevation +3.15, the floor comprises a staircase, corridor, laundry room, bedroom with private bathroom and terrace, bedroom with walk-in closet, private bathroom and terrace, and a third bedroom with walk-in closet, private bathroom and access to two terraces. At elevation +6.65, there are a staircase, storage room, bathroom, fitness room, and a spacious terrace.

The load-bearing structure is monolithic reinforced concrete. The external walls are constructed of 25 cm thick brick masonry with high-performance external thermal insulation. Thermal bridges are treated with insulation applied externally to both the reinforced concrete structure and enclosing walls. Internal partition walls are made of 12 cm thick brick masonry.

The roof is flat, thermally insulated and waterproofed, with internal drainage through PVC downpipes. The façades are thermally insulated and finished with Baumit HBW 16 Life 0875 gray plaster, partially clad with a ventilated ceramic façade system in terracotta-red color and natural gray gneiss stone, which is also used for the plinth. Decorative powder-coated façade fins are incorporated into the architectural design. The windows and doors are aluminum ETEM E75 systems in RAL 7016 color with triple glazing.

Heating is provided by electric convector units.

The project includes detailed structural documentation, as well as Electrical, Plumbing, Energy Efficiency, Geodesy, Site Grading, and Fire Safety designs. The building falls under Category V according to Article 137, Paragraph 1, Item 5a of the Bulgarian Spatial Development Act.
