Three-Entrance Multifamily Residential Building – Voivodinovo Village

The project involves a multifamily residential building in Voivodinovo, Maritsa Municipality, Plovdiv Region. The building is detached on the plot, in accordance with the design visa. Vehicular and pedestrian access is from the north, from the street. Three parking spaces and three garages are provided within the property.

The building has three above-ground floors and no basement. It features three separate entrances, three staircases, and identical layouts on each floor.

At level ±0.00: entrance hall, corridor, toilet, garage, office, sauna, storage room, and a staircase providing access to the upper floors. These spaces are mirrored for the other two entrances.

At level +2.80: living room with kitchen and dining area, antechamber, toilet, laundry room, two terraces, and staircase. These are repeated for each entrance.

At level +5.60: three bedrooms (one with an en-suite bathroom and terrace), shared bathroom, corridor, and staircase. The same layout is mirrored in the other two sections.

At level +8.40: attic space is planned.

The load-bearing structure is monolithic reinforced concrete. The roof is multi-pitched with a timber structure, hydro and thermally insulated, covered with grey Tondach tiles. Drainage is via visible seamless gutters with polyester coating (grey), and external downpipes.

External walls are 25 cm thick Wienerberger brickwork with external insulation. Thermal bridges are treated with additional insulation on the outside of both the concrete structure and walls. Interior partition walls are 12 cm and 25 cm thick Wienerberger brick.

Heating and ventilation are provided via HVAC-designed climate and ventilation systems.

The facades are thermally insulated and finished in white (BAUMIT 0019 - HBW 89) and grey (BAUMIT 0882 - HBW 11) plaster. They also include partial cladding of grey natural gneiss stone and composite Aresbond panels in walnut wood tone (ARW - 3801 WALNUT). Terrace railings are open-style.

The window system is aluminum, ETEM E75, RAL 7011 grey, with triple-pane glazing (white float low-emission Ka-glass).
