Three-Storey Residential Building with Three Apartments and Open Parking Spaces – Asenovgrad

The subject of the development is a residential building in Asenovgrad. The building is detached, according to the design visa. Vehicular and pedestrian access is from the southeast, from the street.

There are three open parking spaces within the property (one for each apartment), two of which are located in the northeast part of the plot and the third in the southwest.

The building has three above-ground floors and no basement.

On level ±0.00 / +0.35: corridor, bathroom with toilet, storage room, technical room, bedroom, living room with dining and kitchen area with direct access to a veranda, a separate storage, and a staircase leading to the upper floors.

On level +3.50: corridor, bathroom with toilet, storage, two bedrooms (one of which is a master bedroom with an en-suite bathroom), two terraces, living room with dining and kitchen area, and staircase.

On level +6.65: corridor, bathroom with toilet, storage, two bedrooms, two terraces (one with a barbecue area), and a living room with dining and kitchen area.

The building's structure is monolithic reinforced concrete. The roof is multi-pitched with a timber structure, hydro and thermally insulated, covered with grey Tondach tiles. Drainage is via visible seamless gutters in RAL 7011 grey color, with external downpipes.

Exterior walls are 25 cm thick Wienerberger bricks with external insulation. Thermal bridges are insulated externally. Interior partition walls are 12 cm and 25 cm Wienerberger bricks.

Heating is via a heat pump system, as per HVAC design.

The facades are finished with white BAUMIT plaster (0019 – HBW 89), partial stone cladding in grey, and composite Aresbond cladding (wood tone – ARW-3801 WALNUT).

The windows are aluminum ETEM E75, RAL 7011 (grey), with triple glazing (white float low-emission Ka-glass).
