Two-Storey Residential Building with Attic and Double Garage – Dolni Voden, Asenovgrad

The subject of the development is a residential building in the Dolni Voden district of Asenovgrad. It is a free-standing building on the plot, according to the design visa. Vehicular and pedestrian access is from the south, via the street. One parking space and one double garage are provided within the property boundaries.

The building consists of two above-ground floors and no basement.

On level ±0.00: a double garage, two storage rooms, entrance hall, corridor, utility closet, bathroom with toilet, bedroom, kitchen with living and dining area, veranda, and a staircase connecting to the upper floors.

On level +3.15: a corridor, laundry room, bathroom with toilet, two terraces, and four bedrooms, one of which has a private bathroom with toilet and a walk-in closet.

On level +6.30: attic space and a terrace.

The building's structural system is monolithic reinforced concrete. The roof is multi-pitched, built with a timber structure, hydro- and thermally insulated, covered with grey Tondach tiles. Drainage is handled via visible seamless gutters with polyester coating (grey), connected to external downpipes.

Exterior walls are constructed with 25 cm Wienerberger bricks, with external thermal insulation. Thermal bridges are insulated on the concrete structure and surrounding walls. Interior partitions are made of 12 cm and 25 cm Wienerberger bricks.

Heating is provided via electric convector appliances.

The façade combines materials and colors: white and grey plaster (BAUMIT 0019 and 0882), partial cladding with grey gneiss stone, and ETEM E75 aluminum window frames in RAL 7011 color with triple glazing.
