Two-Storey Semi-Detached Residential Building with Anthracite Roof in Asenovgrad

The subject of the project is a residential building in Asenovgrad. It is semi-detached, attached to the neighboring property, in accordance with the planning visa. Vehicular and pedestrian access is from the northwest, via the street. Parking is located on the northwest side of the building and provides two spaces. The terrain is sloped but not terraced.

The residential building has two storeys and an attic space, with no basement.

The levels are as follows:

Ground floor (±0.00): living room with dining area and kitchenette opening to a veranda, utility room with access to a pantry, bathroom with toilet, hallway, two bedrooms, and a concrete staircase.

First floor (+3.15): living room with dining area and kitchenette opening to two terraces, utility room with access to a pantry, bathroom with toilet, hallway, two bedrooms with terrace access, and staircase.

Attic level (+6.30): used as storage or additional living area.

The structural system is monolithic reinforced concrete with a pitched timber roof.

Exterior walls are made of 25 cm Wienerberger bricks with external thermal insulation. Thermal bridges are insulated externally on the reinforced concrete frame and brick walls. Internal partition walls are 12 cm and 25 cm thick brick.

The roof is triple-pitched, hydro and thermally insulated, covered with anthracite-colored Tondach Twist tiles. Drainage is provided by visible seamless black PVC gutters with polyester coating and external downpipes.

Heating is provided by an air conditioning system, as per the HVAC design.

Façades are insulated and finished with gray plaster (Baumit Life 0875 – HBW 39), composite façade cladding (Aresbond ARS-1001 Mikli White), and gray gneiss stone. The windows are aluminum, ETEM E75 in RAL 7016, with triple glazing.
