Residential Building with Semi-Basement and Finnish Sauna in Asenovgrad

The subject of the project is a residential building in Asenovgrad. It is positioned freestanding within the property in accordance with the planning visa. Vehicular and pedestrian access is provided from the northwest, via the street. A double garage is included.

The building comprises one semi-basement level and two above-ground levels, without a full basement.

At level -3.00: double garage, boiler room, corridor, Finnish sauna, office, and staircase connecting to the upper floors.

At level ±0.00: corridor, living room with kitchen and dining area, veranda, toilet, and a bedroom with en-suite bathroom and toilet.

At level +3.00: corridor with lounge area, laundry room, two terraces, bathroom with toilet, and three bedrooms, one of which includes a walk-in closet.

The load-bearing structure is monolithic reinforced concrete. The roof is multi-pitched, constructed from timber.

Exterior walls are 25 cm thick Wienerberger brick masonry with external thermal insulation. Thermal bridges are treated with insulation over the concrete frame and masonry. Interior partition walls are 12 cm and 25 cm thick Wienerberger brick.

The roof is multi-pitched, hydro and thermally insulated, covered with gray Tondach tiles. Drainage is achieved with visible seamless gutters with polyester coating (gray), and external downpipes.

Heating and cooling are provided via a heat pump system, specified in the HVAC project.

The façades are insulated and finished in multiple materials and tones. White plaster (BAUMIT 0019 – HBW 89) is combined with gray plaster (BAUMIT 0882 – HBW 11), and sections of gray gneiss stone cladding. The balcony railings are both solid and openwork.

Windows are aluminum ETEM E75 in RAL 7011 (gray) with triple glazing (low-emission float glass).
