The project concerns the development of a motel with retail spaces, café-bar, and offices in the Gorni Voden district, Municipality of Asenovgrad, Plovdiv Region.

Two separate three-storey buildings are planned within the site: one for the motel and retail spaces, and the other for offices and a café-bar. A total of 21 parking spaces are included within the plot.

The motel building with commercial units consists of four retail outlets and a motel part.

At elevation 0.00, the design includes four commercial premises (two of which are two-level), each with a separate customer entrance and a separate loading entrance. The motel also has separate entrances for guests and staff.

Retail Unit №1 (BUA 401.62 sq.m) is on two levels:

At ±0.00: retail area, single-flight monolithic staircase to the second floor (+3.50), storage room, changing room and toilet for staff.

At +3.50: retail area.

Retail Unit №2 (BUA 175.00 sq.m): retail area, storage room, changing room and toilet for staff.

Retail Unit №3 (BUA 160.00 sq.m): same layout – retail space, storage, changing room and toilet.

Retail Unit №4 (BUA 402.60 sq.m) (also on two levels):

At ±0.00: retail space, staircase to upper level, storage room, changing room and toilet.

At +3.50: retail space.

The motel section is distributed over three floors:

At ±0.00: reception, lobby, accessible WC for guests (male, female, and for people with disabilities), and staff area consisting of a utility room, storage, changing room with shower and toilet. Access to the upper levels is provided by an enclosed staircase and an elevator.

At +3.50: cleaner’s room, storage, corridor, and Apartment №1 – composed of corridor, two bedrooms, two terraces, living room with kitchenette, and bathroom.

At +7.00: eight motel rooms and four apartments.
