Three-storey Warehouse Facility with Administrative Offices and Metal Carport for Service Vehicles

The project involves the construction of two freestanding buildings on the plot. One is a three-storey warehouse building, while the other is a covered shelter intended for parking service vehicles. The vehicular and pedestrian access is from the east, along the street. The site includes two uncovered parking spaces and six covered ones, along with loading access for trucks.

The shelter is designed to accommodate six company vehicles used by employees working in the warehouse facility. It is built with a metal structure and 10 cm thick thermal panels, with a metal roof finished with insulated roof panels. The drainage is internal.

The main building is three storeys tall and does not include a basement. At ground level (±0.00), the floor plan includes an entrance foyer, a fabric storage warehouse, an office, and three restrooms each with a changing room and vestibule. A staircase and an elevator provide vertical circulation to the upper floors.

At elevation +4.00, the layout includes a corridor, a vestibule with toilets, a laundry room, and three separate storage rooms for zippers, buttons, and textile goods. There is also a terrace, an exhibition hall with a buffet area, and a staff room, with both staircase and elevator access.

At the top floor (+6.00), the layout includes a corridor, a technical room, two textile storage rooms, an anteroom, a conference room, an office, an archive, two restrooms, and a terrace.

The building’s structural system is monolithic reinforced concrete. The roof is flat, thermally and waterproof insulated, with internal drainage via PVC piping. The enclosing walls are made of 25 cm “Wienerberger” brickwork, externally insulated. Interior partitions are made from 12 cm and 25 cm bricks.

The façades are finished with grey plaster (Baumit 0882 – HBW 11) and partially clad with composite panels of the Aresbond type in grey (ARS-1102) and white (ARS-1001) for decorative contrast. The windows are aluminum ETEM E75, painted in RAL 7011 (iron grey), with triple-pane low-emission glazing.

The heating and cooling of the building is handled by air conditioning systems throughout.
