Freestanding Three-story Residential Building with Double Garages and Thermal Insulation in Asenovgrad

The project concerns a three-story residential building with garages in Asenovgrad, Plovdiv Region. The building is freestanding on the plot as per the approved planning visa. Vehicular and pedestrian access is from the southwest, via a public street. Two double garages are planned.

The building has three above-ground levels, without a basement.

At level ±0.00: corridor, boiler room, two storage rooms (one for each apartment), a double garage, and a staircase. These spaces are mirrored on the other side of the building.

At level +2.95: corridor, two bedrooms, entrance hall, bathroom with WC, kitchen with living and dining area, and staircase. The layout is mirrored on the opposite side.

At level +5.90: same layout as the second floor.

At level +8.85: attic and storage area.

The load-bearing structure is made of reinforced concrete, and the roof is a pitched timber structure.

The exterior walls are 25 cm Wienerberger brick with external thermal insulation. Thermal bridges are treated with external insulation over both the reinforced concrete structure and the masonry. Interior partition walls are 12 cm and 25 cm thick.

The roof is pitched, hydro and thermally insulated, covered with brown Tondach tiles. Drainage is managed via visible seamless gutters with polyester coating (RAL 8016, brown), and external downspouts.

Heating is provided by a heat pump installation (according to HVAC project).

The facades are insulated and finished in white plaster (BAUMIT 0019 HBW 89) and beige plaster (BAUMIT 0376 HBW 49), with the white surface grooved with 5 cm lines every 50 cm. A composite facade cladding (Aresbond ARW-3801 WALNUT) is also included.
Balcony railings are decorative metal.
