Four-Story Residential Building with Retail Space and Parking in Asenovgrad

The project concerns a residential building with a ground-floor retail unit, located in Asenovgrad, Bulgaria. The building is attached (kalcan) to an existing structure on the north side. Due to the significant terrain slope, the first floor is partially embedded (levels -4.55 / -3.50).

Access for both vehicles and pedestrians is from the east. There are eight parking spaces for residents and one for the retail space.

The building consists of four above-ground floors and a basement level.

At level -4.55 / -3.50: industrial retail unit, indoor parking, corridor, storage room, WC, shower, changing room.

At level ±0.00: three 2-bedroom apartments (each with entrance hall, bathroom, two bedrooms, living room with kitchenette, and two terraces), plus stair access.

At level +2.80: repeat of previous floor – apartments 4, 5, 6.

At level +5.60: two apartments (7 and 8) and six storage rooms.

At level +8.75: shared green rooftop terrace with a covered veranda.

Construction: Reinforced concrete frame; flat concrete slab roof with internal drainage.
Walls: Wienerberger bricks (25 cm), with full external thermal insulation.
Partitions: 12 cm and 25 cm bricks.
Facade: Two-tone plaster (white and gray, BAUMIT), Aresbond composite cladding in walnut color.
Windows: ETEM E75 aluminum frames (RAL 7011, gray) with triple low-emission glass.
Railings: Full and glass (three-layer tempered glass).
HVAC: Heat pump-based air conditioning and ventilation system as per design.
