Project of a Residential Building with Two-Level Shop, Four Apartments, and One Studio in Central Asenovgrad

This is a project for a residential building with a commercial unit located in the center of Asenovgrad. The structure is divided into a retail and a residential section, including a basement.

The residential section consists of four apartments and one studio. The commercial unit occupies two levels:
– The first level at elevation 0.00 (ground floor) includes a retail space and a staff WC.
– The second level at elevation +3.43 contains a storage area and another WC for staff, accessed via a monolithic single-flight staircase.

The entrance to the commercial unit is from the street, while the residential entrance is from the south, through an internal courtyard. The residential section has its own dedicated double-flight monolithic staircase and elevator. Parking for seven vehicles is provided within the property.

The load-bearing structure of the building is monolithic reinforced concrete. The exterior walls are constructed of 25 cm thick brick masonry with effective thermal insulation mounted externally. Interior partition walls are 12 cm and 25 cm thick brick.

The roof is a three-pitched structure designed on two levels.
The façades are thermally insulated and finished with white silicate plaster (RAL 9016) and partially clad with decorative composite façade panels (Etalbond) in golden oak color.
The windows are made of PVC (6-chamber profile, single-sided foil, dark oak color) with double glazing using low-emissivity white float K-glass for the apartments and studio. Frameless glass panels are used for the commercial unit and its storage.
