This is a project for a residential building with commercial units in the Badelema district of Asenovgrad. The structure is attached on one side, with a newly planned adjacent building. It is divided into a commercial and a residential section with a basement.
The commercial section consists of two retail shops, with access from the street. The residential section includes seven apartments and has a separate entrance from the inner courtyard. Parking for 10 cars is provided within the property. The residential part features its own independent two-flight monolithic staircase, naturally lit from the roof via a skylight according to Velux detail.
The load-bearing structure is monolithic reinforced concrete. Exterior walls are made of 25 cm thick brick masonry with external thermal insulation. Interior partitions are 12 cm and 25 cm thick brick walls.
The roof is three-sided and designed on two levels: one level with a 100% slope, and a second with a 45% slope. It features a wooden structure, waterproofing, and is covered with "Bramac" ceramic tiles. Drainage is solved with visible cornice-type PVC gutters and external downpipes.
The façades are insulated and plastered with HBW 22 Baumit Life 0424 for bay sections and HBW 51 Baumit Life 0427 for the rest. Decorative vertical stripes in golden oak etalbond cladding add architectural interest. Window frames are PVC (6-chamber profile, single-sided golden oak foil) with double-glazed low-emission K-glass for the apartments, and frameless glass showcases for the retail units
