The project concerns a residential building with a commercial unit in Asenovgrad. The building is detached within the plot. According to the design visa, complementary development is also included—a commercial unit positioned along the street regulation line. Vehicle and pedestrian access are from the southeast, facing the street. Four open parking spaces are provided within the property.

The building has three above-ground floors and no basement, served by a four-flight monolithic staircase lit naturally from the façade, reaching up to elevation +2.80.

At elevation 0.00, the design includes an entrance vestibule, staircase to +2.80, storage room, and one apartment – Apartment No. 1.
Apartment No. 1 (Built-up area: 86.50 sq.m) consists of an entrance hall, bathroom, laundry room, living room with kitchenette, and two bedrooms. The storage room for this apartment is located externally on the same level.

At elevation -0.70, there is a commercial unit (Built-up area: 49.50 sq.m), consisting of retail space, changing room, and WC.

The building's load-bearing structure is monolithic reinforced concrete.
Exterior walls are 25 cm ceramic brick with effective external thermal insulation. Thermal bridges are insulated with materials applied externally to the concrete structure and walls. Interior partition walls are 12 cm and 25 cm thick brick masonry.

The roof has two levels—three-pitched over the terraces and four-pitched at the higher volume, covered with dark grey metal tiles. Drainage is via visible PVC cornice-type gutters and façade-mounted PVC downpipes for the pitched roof, and PVC parapet outlets for the terraces.

The façades are thermally insulated and finished with two types of plaster, partially clad with golden oak–colored HPL panels. The windows are PVC (6-chamber profile, single-sided foil, RAL 7026) with double glazing (white float low-emission K-glass).
