Project of a Single-Family Residential Building with Shop in Badelema District, Asenovgrad

This project involves the construction of a single-family residential building with a commercial unit in the Badelema neighborhood of Asenovgrad.

The building comprises a shop and a residence, with no basement. It is freely positioned on the plot according to the zoning permit, which also allows for an auxiliary building—the commercial unit—aligned with the street regulation.

The shop has an entrance from the southwest, facing the street, and includes a sanitary room.

The residence has three above-ground floors and a separate entrance from the inner courtyard on the northwest side. It is served by a double-flight monolithic staircase illuminated from the northeast. Two parking spaces are provided within the property. The shop entrance is located at street level from the southwest.

At elevation -0.45, the commercial unit has a built-up area of 54.50 sq.m and includes a sanitary room.

The residential unit occupies elevations 0.00, +3.00, and +6.00 with a total built-up area of 276.00 sq.m. It is organized as follows:

At elevation 0.00: kitchen, corridor, bedroom, bathroom, two verandas, a double-flight staircase to elevation +3.00, and a storage room at elevation -0.45 accessible from the courtyard.

At elevation +3.00: living room with dining area, corridor, bedroom, bathroom, terrace, and staircase to elevation +6.00.

At elevation +6.00: two bedrooms, two terraces, corridor, bathroom, and laundry room. A roof access hatch is also provided.

The building’s structural system is monolithic reinforced concrete.

The roof is hipped with a 45% slope, constructed with a wooden frame, waterproofing layers, and ceramic roof tiles. Part of the roof above the shop is flat. Drainage is ensured by exposed PVC cornice-type gutters, external downpipes, and PVC scuppers for the flat section.

The façades are insulated and finished in two tones of plaster, partially clad with natural stone. The window frames are made of PVC (6-chamber profile, single-side foil, dark oak wood color) with double-glazed low-emission K-glass.
